FINANCING OPTIONS

Owner Financing with NO QUALIFYING is available on All parcels WITH A FINANCED AMOUNT of $600 or more. A minimum of 10% down of the purchase price is required.

: the rules are not set in stone. this is the general finance term options... If the financed amount is:

   $600-$2,000 may be financed up to 12 months.
   $2,001- $4,500 may be financed up to 2 years.

DUE DILIGENCE

As with All Real Estate Transactions please use Due Diligence. Due Diligence includes but is NOT limited to the following:

LAND SALES CONTRACTS

We elect this method to keep the price of our property as low as possible. Conveyance of Title does NOT hinder the buyers Full enjoyment of any property.

Title Insurance

Buyer may elect to purchase Title insurance on any property.
Buyer may choose a Title Company that is acceptable to BOTH parties. Buyer is responsible for any and all costs associated with the title company, title insurance fees, closing fees, etc.




DOCUMENT FEES

The Buyer will be required to pay $90 for the preparation of the contracts, deeds and other necessary documents, and includes the cost of submitting the deed for recording.

**Lofted Barns**

A lofted barn features a loft where additional items can be stored.

Features Gambrel roof design.

8 foot wide buildings get a single 4 foot door.

12 & 14 foot wide buildings are measured eave to eave. Actual floor width may be less then 12 & 14 foot.

10′, 12′, and 14′ wide buildings get double 3′ doors (6′ total)

Walls of this barn are 8 foot high.

Standard floors are 3/4 inch CDX plywood. Floor joists are spaced 16 inches O.C.

We can insulate your sheds floor at special request.

We custom build to suit your needs as much as possible. The sizes we have listed are the most popular but we can build from 8’x8′ to 12’x32′.

Standard shingle colors are: Weatherwood, Sienna Blend, Black, Antique Brown, Heather, Oxford Grey, Storm Grey, and Midnight Black. Other colors are available at 3% additional charge.

Additional charge for metal roofs–add 10% to building price.

Delivery for up to 30 miles from our location is free. Thereafter the delivery charge is $3 per mile for 8′ wide and 10′ wide sheds, $4 per mile for 12′ wide buildings, and $5 per mile for 14′ buildings.

2% convenience fee when paying with credit card.
